How it works when you are not in Bulgaria

Tell us what the property needs — a leak, a whole roof, a terrace, a drive. One point of contact stays with you from that first call to the final invoice, and our own crew does the building.
We inspect the property.
The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit. If you are abroad we can carry out the inspection without you there, as long as we can get access. After it you have the firm figure for the work — and that figure does not change afterwards.

Nothing starts before there is a contract, with the scope, the price and the guarantee term written into it — notarised if you ask. Once the work begins you get a photograph at each of the 9 stages, sent to your phone on WhatsApp the day that stage is done.

We know why hiring here feels risky
You are not there to supervise.
The work that decides whether a roof lasts — the condition of the rafters, the membrane, the counter-battens — is buried under the tiles within a day. Once it is covered, nobody can check it, including you.
You cannot tell good work from bad.
A finished roof looks the same whether the layers underneath were done properly or skipped. You find out in the second or third winter, when the crew is long gone.
You suspect there is a price for locals and a price for you.
It is a common complaint among foreign owners in Bulgaria, and it is why we publish a starting price rather than asking what your budget is.

Notarised on request. Scope, price and guarantee term are all in it.
The guarantee, stated plainly.
A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
A registered company you can look up.

A published starting price.
from €120/m² excluding VAT. That is the starting figure for the simplest case, not the final one — but it is a real number, and it is the same number a Bulgarian customer reads on the Bulgarian version of this page.

What is under the tiles
Most people only ever see the tiles. There are eight other layers under them, and that is exactly where corners get cut. This is how we build a roof, in the order the work actually happens.
Inspection
We establish what state the roof is actually in.
Stripping the old roof
Debris into a skip, or wherever you tell us to put it.
New timber structure
Building it, and replacing every rotten rafter.
Fascia boards
Fixed around the perimeter.
Boarding
Timber boarding nailed over the structure.
Breathable membrane
Vapour-permeable — it is what protects the structure.
Counter-battens
They carry the tiles and leave an air gap underneath.
Tiles and ridge caps
Dry-fixed, with waterproofing tape.
Metalwork
Gutters, downpipes, chimney flashings and fascia cladding.
The rafters are the most important part of a roof and the only part you can never see afterwards. That is why we photograph them before we cover them.
Written into the contract
Photo proof at every stage, straight to your phone
You are not going to be standing in the garden watching the roof come off. So we write into the contract that you get a photograph at each of the 9 stages above, sent to you on WhatsApp on the day that stage is done.
That means you see the rotten rafters before they are replaced, and the new ones before the boarding covers them — the part of a roof that is impossible to check once it is finished. If a stage is skipped, you will know, because the photograph for it never arrives.

Price
from €120/m² excluding VAT
That is the starting price for the simplest case. The final figure depends on the state of the roof, the materials, and whether insulation is going in. We give you that figure on site, after the inspection — and it does not change afterwards.
For a full roof replacement, a 100–150 m² roof takes up to 8 working days. For a larger roof the timescale is set at the inspection.

- No. The inspection can happen without you, and so can the work. What you get instead of standing in the garden is this: a written contract before anything starts, and a photograph at each of the 9 work stages, sent to you on WhatsApp the day that stage is done.
- Who will I actually be speaking to?
- An English speaker, from the first call to the final invoice — the same point of contact throughout, so you never have to explain the job twice. The building itself is done by our own crew of 4–8 people, not subcontracted out.
- Is there a contract?
