Partial roof repairs
Not every leak means a new roof. Very often the problem covers two square metres — a shifted ridge cap, a cracked tile, or torn flashing around the chimney. We find where the water is getting in, and we stop it.
The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit.

When a partial repair is enough
- It leaks in one specific place, always the same one.
- Tiles broken or shifted after a storm or hail.
- Ridge caps that have dropped along the ridge.
- A damp patch on the ceiling around the chimney.
- Leaks from a gutter, or where two pitches meet.
- The roof is fairly new but has one problem area.

What it covers
- Inspection and finding the actual point of entry — not the stain below it.
- Replacing broken and shifted tiles.
- Re-setting ridge caps with waterproofing tape.
- New metal flashing around chimneys and in valleys.
- Repairs to gutters and downpipes.
- Checking the structure in the affected area.
One honest warning
Water runs sideways along the rafters before it drips. The damp patch on your ceiling is almost never directly under the hole. That is why the inspection is not optional — and if it turns out the structure underneath has rotted, we will say so plainly. A patch repair over rotten rafters is money thrown away, and we do not take that work.

The price is given after an inspection
The price of a partial repair depends entirely on what we find on the roof, so we do not publish one. We give it on site, before any work starts.
- A written contract on every job, notarised on request.
- A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
- An English speaker is ready for your call.
- Written into the contract: a photograph at each of the 9 work stages, sent to you on WhatsApp the day it is done — so you can follow the job from wherever you are.
