Building a new roof
A new house, an added storey, or a flat roof becoming a pitched one. Here the work starts from nothing — which is precisely why the structure gets built properly on day one, rather than repaired ten years later.
The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit.

- The complete timber structure, to drawings or set out on site.
- Fascia boards and timber boarding.
- Breathable membrane and counter-battens.
- Tiles and ridge caps — dry-fixed.
- Gutters, downpipes and all metalwork.
- Insulation within the roof build-up, if you want it.
Why we show you the rafters before we cover them
The structure is the most important part of a roof and the only part you cannot see afterwards. So we invite you to look at it before the boarding goes on — and if you are abroad, we photograph it. If a contractor will not show you the rafters, that on its own is reason enough not to use them.
Price and timescale
from €120/m² excluding VAT
The price depends on the area, the shape of the roof, the timber and the tiles. For a new roof to drawings we work it out after an inspection on site.
a 100–150 m² roof takes up to 8 working days. For a larger roof the timescale is set at the inspection.
- A written contract on every job, notarised on request.
- A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
- An English speaker is ready for your call.
- Written into the contract: a photograph at each of the 9 work stages, sent to you on WhatsApp the day it is done — so you can follow the job from wherever you are.
