A pitched roof over a concrete slab
A flat concrete roof that needs to become a pitched, tiled one. Nothing here is built on an existing timber frame — the rafters are anchored into the concrete slab itself. It is a fundamentally different method of construction from a conventional timber roof, and it needs a crew that has built them before.

- The top floor is cold, because there is nothing but concrete above it.

What it covers — in the order the work happens
- Anchoring the timber rafters onto the existing concrete slab.
- Fascia boards fixed around the full perimeter of the building.
- Sheeting laid between the rafters.
- 10 cm of mineral wool over the sheeting, between the rafters.
- Vapour-permeable (breathable) membrane over the wool.
- Battens for the double counter-batten frame.
- Tiles laid across the whole area.
- Ridge caps — dry-fixed.
- Gutters, hoppers and downpipes.
- Flashings at the ridges and the chimneys.
When the slab does not need a new roof at all
If the concrete slab is sound and the leak is coming from split waterproofing, a pitched roof is a far bigger job than you need — and we will tell you so at the inspection. A pitched roof over a slab earns its cost when you want the problem settled for decades, when the top floor is cold, and when the water needs a fall to run off rather than sitting on top. And when it is done, everything rests on the anchoring: the rafters are fixed INTO the concrete, not merely laid on it. That is the part nobody can see afterwards, and it is what separates a crew that has worked on concrete from one seeing a slab for the first time.
Price and timescale
from €120/m² excluding VAT
The price depends on the area of the slab, access to it, the timber and the tiles, and on how much insulation goes in. It is given on site after an inspection — and it does not change afterwards.
a 100–150 m² roof takes up to 8 working days. For a larger roof the timescale is set at the inspection.

- A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
