Full roof replacement
When a roof is worn out across its whole area, patching it only postpones the bill. A full replacement means the old roof comes off down to the rafters and the roof is built again — and then left alone for decades.
The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit.
Recognise the problem
When a full replacement is the right call
- It leaks in more than one place, or after every heavy rain.
- The rafters are darkened, damp, or crumble under pressure.
- Tiles are flaking, cracking or shifted over a large area.
- The roof is thirty years old or more and has never been properly redone.
- Hail or a storm has damaged a large part of the roof.
- You have had it patched several times and the leak keeps reappearing elsewhere.

What it covers
- Stripping the old roof and taking the debris away.
- A new timber structure, with every rotten rafter replaced.
- Fascia boards around the full perimeter.
- Timber boarding over the structure.
- Vapour-permeable (breathable) membrane.
- Counter-battens, carrying the tiles and leaving an air gap under them.
- Tiles and ridge caps — dry-fixed, with waterproofing tape.
- Gutters, downpipes and all metalwork on chimneys and fascias.
When you do NOT need a full replacement
If it leaks in one place only and the structure underneath is sound, a full replacement is money wasted. We will tell you so at the inspection, even though the bigger job pays us better. That is why we look at the rafters first and the tiles second.
Price and timescale
from €120/m² excluding VAT
The final price depends on the area, the condition of the structure, the materials chosen and whether insulation is going in. We give it on site after the inspection — and it does not change afterwards.
a 100–150 m² roof takes up to 8 working days. For a larger roof the timescale is set at the inspection.
- A written contract on every job, notarised on request.
- A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
