Replacing old roof structures
Older buildings in Sofia, Plovdiv, Varna and Burgas sit on timber roof structures built thirty, fifty, sometimes eighty years ago. The timber has done its work. We replace the entire structure, and the roof still looks exactly like itself when we leave.
The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit.
Recognise the problem
When the structure needs replacing
- The building predates the 1970s and the roof has never been properly touched.
- Rafters crumble, split, or show woodworm.
- The roof has sagged, or the ridge line is visibly bowed.
- Leaks in several places at once, rather than one.
- The bolts and nuts in the old structure have rusted and no longer hold.
- The building is in a historic centre and its appearance must not change.

Why we survey the roof before we wreck it
On an old building the easy option is to put up a new roof of a different shape and finish sooner. The building then no longer looks like itself, and in a protected centre that is also a paperwork problem. So we survey the old roof before we take it down, and the new one repeats the same lines.
Price and timescale
from €120/m² excluding VAT
Here the price depends most on the condition of the old structure and on access to the roof. It is given on site, after an inspection.
a 100–150 m² roof takes up to 8 working days. For a larger roof the timescale is set at the inspection.
- A written contract on every job, notarised on request.
- A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
- An English speaker is ready for your call.
- Written into the contract: a photograph at each of the 9 work stages, sent to you on WhatsApp the day it is done — so you can follow the job from wherever you are.
