Waterproofing

Flat roofs, terraces and upstands. On a flat roof the water has nowhere to run off quickly, so everything depends on how the substrate is prepared and on the detailing at the edges — not on how much material gets laid.

The site visit is free in Sofia and within 60 km of Sofia. Further out you pay the fuel only — we tell you the figure before we set off, and if you choose us it comes off the final price as a deposit.

The material

PVC membrane — the modern system, and the one we prefer

The most modern waterproofing for a flat roof is PVC membrane, and it is what we work with. If you look at the waterproofing photographs in the gallery, the white roofs are exactly this.

PVC membrane is not laid on its own — it is a system. Insulation goes down first, PIR, XPS or high-density mineral wool, and where the system calls for it a separating geotextile is rolled out over the top. The membrane is then laid with an overlap of 8–10 cm and either mechanically fixed or bonded, depending on the roof.

The seams are welded with hot air, and every weld is then gone over with a probe. Anywhere it has not taken is reworked before we come off the roof. Upstands, corners, outlets, chimneys and vent pipes are formed as separate details, and finishing trims and profiles go on last.

Then the seams, the fixings and the falls are all checked, the roof is cleaned, and it is handed over. What you are left with has no open joint anywhere for water to find its way down.

Why new waterproofing sometimes leaks in its second year

Almost always because it was laid over a substrate that was not clean or not dry, or because the detailing at the upstands and around the outlets was rushed. The open area is rarely the problem. Preparation takes longer than laying, and that is normal.

The price depends on the area, the condition of the existing substrate and, most of all, on the material. There are higher and lower classes of material and the choice is yours — we go through them with you at the inspection, and the quotation follows what you have chosen. It is given after an inspection on site.

  • A written contract on every job, notarised on request.
  • A guarantee of 10 to 15 years applies to any work we do on the roof — a complete new roof and a partial repair alike. The exact term depends on the scope of the job and is written into your contract; 15 years is the ceiling, because that is the realistic service life of the materials themselves.
